DEVELOPER: DCS, LTD

Bent-Tree Plantation was started in 1984 by DCS, LTD and is now under the control of the POA Board.   The development consists of approximately 250 homesites - mostly custom single family homes and patio homes.  There are also 4 condominium buildings with a total of 18 units.

Bent Tree is located along the intercoastal waterway across from the east end of Ocean Isle Beach. The entrance to Bent Tree is just off NC Hwy 179 approximately one mile northwest of the Ocean Isle Airport. The common areas of Bent Tree include tennis courts, clubhouse, swimming pool, hot tub, storage area and two piers extending into the intercoastal waterway with docks. 

The community is serviced by the Brunswick County Sherriffs Department and the Shallotte Point Fire District.

Brick Landing was started in the early 1980s by a group of local developers. The plantation is now fully controlled by the homeowners and there is no developer involved in the management of the community.

Located along the intracoastal Waterway, Brick Landing Plantation is behind Ocean Isle Beach and just four miles south of Shallotte on highway 179. It is a gated community located only minutes from the finest beaches and less than an hour from Wilmington, North Carolina and Myrtle Beach, South Carolina. This plantation offers a vast selection of residential alternatives - traditional custom homes, low maintenance patio homes, townhouses and condominium units.

The Brick Landing Property Owner's Association was established in 1991. There are 13 or so local associations which are part of the Master Association of BLP. Current members=approx. 250, single family homes=147, condo units=104, and vacant lots= 245.

Brunswick Plantation & Golf Resort is a community of approximately 1600 acres located in Brunswick County on Highway 17, 3 miles north of the NC/SC state line. Developed by Caw Caw Land Corporation in 1991, Brunswick Plantation has all utilities underground, water that is provided by the County water system, and central sewage provided by a public utility. Its many amenities include 27 holes of golf (reconfigured and improved in 2006), 5 swimming pools, tennis courts, and a property owners facility (Brunswick House) which can be used for exercising, parties, meetings, etc. Currently, there are over 1150 property owners and there are over 400 completed homes. Along with custom homes, there are several theme village home areas as well as Town homes and Condominiums.

Lockwood Folly is located at the northwest junction of the Lockwood Folly River and the Intracoastal Waterway, in the area locally known as Brown's Landing. From the boat ramp, it is approximately one nautical mile to the open ocean.

Lockwood Folly, a 460-acre gated residential community tucked away in the woods on the western bank of the Lockwood Folly River began to be developed in 1987 by Channel Side Corp. Properties offering deep water river lots, marsh lots, golf course lots and lots with views of the Lockwood Folly River and the Intracoastal Waterway. Overlooking the river is a beautiful property owners’ clubhouse with an Olympic size swimming pool. Lockwood Folly also has an 18 hole Willard Byrd designed golf course, tennis courts a boat ramp and a limited boat storage area

As of November 2009, there are 292 homes completed, 6 homes under construction, 26 townhouse/condo units completed and 295 vacant lots privately owned. At maturity, Lockwood Folly will contain 618 dwellings on 460 acres. Current status of development is about 52% of maturity.

Lockwood Folly is served by the Brunswick County Sheriffs Department and is within the Tri Beach Fire District.

Edward Gore of Ocean Ridge Farms, Incorporated first developed Ocean Ridge Plantation, fondly known as the "Home of the Big Cats", in the early 1990s. In 2004, ownership of the plantation was transferred to Mark Saunders of Coastal Communities, Incorporated.

As of January 2005, there are over 400 homes completed, and 42 homes under construction. A new golf course, Leopard's Chase, will soon join Lion's Paw, Panther's Paw, and Tiger's Eye as another premium golf course in the plantation. Also under construction is the Beach Club on Sunset Beach for the exclusive use of Ocean Ridge property owners..

The current status of development is estimated at about **%. During 2004, transition of a number of PPOA committees and responsibilities to the Ocean Ridge Master Association (ORMA) was begun. This association is comprised of representatives of the developer and the property owners.

The Ocean Ridge PPOA and ORMA each have their own web site with respective links to each other. Additionally, the PPOA publishes a monthly newsletter, The Ridgetopper, which is mailed to PPOA members and made available on the web site.

Ocean Ridge is located along Highway 17 at NC Route 904, approximately 7 1/2 miles north of the South Carolina state line. In addition to the golf courses, common areas of Ocean Ridge include tennis courts, two clubhouses, an exercise room, a meeting room with kitchen, two swimming pools, and a hot tub. As the development continues to grow, additional amenities may be constructed. Ocean Ridge is served by the Brunswick County Sheriffs Department and is within the Grissettown Fire District.

Located in Brunswick County, North Carolina, River Run Plantation is a gated residential community situated on the Lockwood Folly Bay about four miles south of Route 211 ( Supply-Southport Rd).   The island beaches of southern Brunswick County are nearby with Oak Island and Holden Beach only a short drive.   Wilmington and Myrtle Beach are each about 40 minutes away in opposite directions on Route 17.  Schools, shopping, movie theaters, restaurants and medical services are an easy commute from this rural and fairly hidden paradise known as River Run Plantation.  Also, a championship golf and country club, the Intracoastal Waterway and everyday amenities are moments away.

This 375 acre Plantation is divided into seven sections called stations.  River Run offers a diverse array of homes from sprawling two story brick homes to singlewide, doublewide and modular homes.  Special features include a swimming pool and club house, boat ramp, horseshoe pitch, tennis court, picnic island, lakes for boating and fishing, and a 300 footfishing pier. 

Plantation oversight is provided by the property owners' association through Century 21 Sweyer & Associates / CAMS Division of Wilmington, NC.

Remember, we're a gated community and you will need an appointment a realtor or property owner to get in.  The office to the right of the entrance gate is operated by Century 21 Sweyer CAMS Division week days from 9:00am to 12 Noon and from 1:00pm to 5:00pm.  You can register with them and take your own tour of the plantation.

RiverSea Plantation is a premier gated community of approximately 540 acres situated along the Lockwood Folly River with main entrances on Route 211, about one mile east of Route 17. The plantation currently comprises 550 residential properties. Management of daily operations is conducted by CAMS under the direction of the POA’s Board of Directors and various committees responsible for security, landscape care of common areas, and operation of amenities. There are also a number of committees that serve the needs of the residents as well as independent groups that support service organizations and agencies in Brunswick County. RiverSea’s common amenities include a club house featuring a meeting room, social area, kitchen, fitness facility and changing rooms; outdoor/indoor swimming pools; tennis courts; boat ramp and dock on the Lockwood Folly River; RV, boat and trailer storage area; community green with fountain pool; park; and many interior ponds and boardwalk trails.

The plantation is protected by the Brunswick County Sheriff’s Department and the Supply Fire District.

Sandpiper Bay, a Centex Homes community, began in 1999. Five phases have been completed (375 homes) and the developer is awaiting permission to build the final phase with 29 homes.

While Sandpiper Bay has not yet transitioned, the majority of the Board of Directors is made up of homeowners. Recently the Property Owners Association was chosen as the 2005 Association of the Year by the North Carolina Community Associations Institute.

An active community, numerous committees have been created by the Board. Chief among them is the Transition Committee, responsible for a smooth transition from developer control to POA control. It is anticipated that full control will take place some time in 2006.

Over the past year committees have created and/or reviewed covenants, by-laws, policies, architectural guidelines, and communications vehicles. The POA web page, www.sandpiperbayhoa.com has achieved great success and evolved into the primary communications source. In addition, a monthly newsletter, Sandpiper Sentinel, includes information about residents and the local area. An active Lifestyle Committee oversees activities and the calendar of events.

Located on Old Georgetown Road, the community includes a Residents Center, tennis courts, pool, spa, and kiddie pool.

Winding River Plantation is located between the Lockwood-Folly River and Route 211 about three miles east of Route 17. The plantation was developed by Blue Green Corporation and is made up of 935 residential building lots, and approximately 150 townhouses, patio homes and condos. At the start of 2005, there are 145 occupied homes and 55 homes under construction, with building plans approved for about 40 more homes. Population of Winding River is approximately 260. In addition to the homes at the plantation, there is another section of Winding River that was developed by Blue Green in conjunction with the plantation. It is Seaside at Holden Beach and consists of 39 lots of which about half are now developed.

Management of Winding River was turned over to the residents in 2003. The plantation operates under a Board of Directors with various committees responsible for security, landscape care of common areas and operation of amenities. The amenities are an oceanfront beach club on Holden Beach, a swimming pool at the plantation and another at the beach club, tennis courts, a marina on the Lockwood-Folly River and another marina on the Intracoastal Waterway at Seaside, a River House for community use at the marina on the river, Property Owners Club for community events and a storage facility for boats, trailers and RVs.

There are also other committees at the plantation that strive to meet the needs of our community and also serve the needs of schools, juvenile groups and service organizations and agencies in Brunswick County.

When Blue Green Corporation established Winding River; they also included the 27-hole Carolina National Golf Course within the community. The course, designed by Masters Champion Fred Couples, is operated as a subsidiary of Blue Green Corp, and hosts the Men and Women's leagues from Winding River along with being open to the public.

The homes within Winding River have all been built through private contracts between the lot owners and licensed contractors. This has created a variety of home styles within the community, but all are built to the governing covenants established by the developer. Two state roads serve Winding River but all the single-family homes are on private, gated roads off the state roads. This allows the community to limit traffic within the development. Prior to turning governance of Winding River over to the residents -- which was done when 95% of the single-family-home lots had been sold, the developer completed construction of hard-surfaced roads with state-governed storm drainage throughout the plantation.
